PLEASE  VOTE !!!!  It is imperative that we meet quorum.  All ballots must be in by 4pm this Thursday, July 23rd.  You  CAN vote by email as well!  But PLEASE take the time!  We do NOT want to have to spend extra $$$ to have to re-submit ballots with the new Management Company.

 

Interested ?   I just installed one new glass panel at my front door and Ramsey Hardware ordered “2”.  Anyone who might be down at #'s 30-49 - if you have a foggy glass panel, reach out to Ramsey Hardware - it is $150.00.  You must get an installer.

7/17/26 - Request:  If any of you are throwing away all the additional “ballot” papers that were received in the mail, I will come and pick them up from your house to use as recycled paper and print on the backs.  Please let me know, thx. Lori 201-739-5101  ALSO, Please DO get those final ballots in the mail TODAY - we must meet quorum - and it IS important.  It took 1 week for those to arrive to us.  Ugh!!

7/13/26: Annual Election Update

Once again, we find ourselves apologizing.  This is soon to come to an end.  Ballots were mailed last week.  Our NEW updated Election Date will be held by zoom on Thursday, July 23rd at 7pm.  You will all be receiving that packet in the mail - the ONLY change in that packet is the new DATE of the meeting!  Please make a note.  Also, we have advised AR Management that we have terminated their contract and our last day will be Aug. 31.  New Team on Sept. 1.  Name forthcoming.  Reminding ALL that it is imperative we have 2/3rd of the Homeowners VOTE!  You are able to send in your ballot, via email - the only issue with that is:  it is NOT secret but fast!  Please help us pass this election.  The last thing I want to do is bring it to the New Management Co!  They are going to have enough on their plate.  Please vote!  We need a majority for this to pass.  Thank you.

 

7/8/26 Update:  Please READ THIS ENTIRE REPORT:  Our paving project is complete!!!  We walked the neighborhood this AM and pointed out some areas and asked some questions:  1 question was:  why does some asphalt look more course than the other side:  They advised that when they get the asphalt from the plant, sometimes it may be more/or less course, more stone, less stone,  and there is no control over it; however, over time those courser areas will fill with dirt, debri and even out and you will not even notice.  We touched upon the brown markings.  This is from the water they must use as they roll, at a very high temp and it burns under the roller; this too, will wear over time.  We discussed the patchy entrance and they are going to come back with some suggestions, but advised that this was called a “cold joint”; it would not exist if we could have all left the neighborhood and they could have rolled right through it, but due to our situation and needing entry/exit - they did the best they were able, in order to allow access.  Will advise on that.  All striping, parking spots, mailbox curbing, hydrant curbing painted.  “STOP” painted at the top of our “exit”.  

 

Next Topic:  Speed Humps - these will be coming soon, to a theatre near you!  The asphalt must settle for a while before they “cut in” to add the Humps - of which we are adding 3.  We will send out blasts on that when the time comes.  Could be September, (I am not in a rush, that's for sure)!  For the most part this project went very smoothly.  Our contractor -  The Rothberg Team - were polite, patient and willing to please every step of the way.  It was a pleasure working with them and they did a lot of “little incidentals” for free.  There were extras too, unforseen, - which we anticipated.

 

On that note; where Rothberg was wonderful, “some” of our homeowners made it EXTREMELY difficult for us; not reading daily emails, not notifying their tenants, not caring what was said, disregarding our"asks and needs". This became so intolerable, I cannot tell you.  It was total disregard for the Board and all of our efforts to keep this running smoothly.  It was a huge ask - now - of our time and energy -  to try to locate whose car was parked where it shouldn't be - we had to go to our list, see if we could find the owner of multiple cars - and this happend throughout the 2 week process. It was truly unacceptable and deflating.  I gently deliver that when last night's email went out saying, in ALL CAPS “NO PARKING IN ANY LOT”, what was not understood? Other instructions for last night were not followed as well.  I just don't know how much more clear we could have been.  SO!!!! The Board is ASKING YOU ALL to help us! Tonight, when you get the blast from the Peach Hill Board of Directors:  we would like you to take 5 minutes of “your time now”, to respond to that email with:  Your Name, Unit #, and ALL,  all means ALL cars that park, reside at your home, and provide the Make, Model, Color and License Plate Number; so should we be in a predicament again - we know who to reach out to.  If you get a new car, send the new plate to the board.  If your children live with you, we need their Make, Model, Color and License Plate Number.  This information has been asked for by AR a few times now, and homeowners disregard.  PLEASE DO US A FAVOR NOW and comply with this ONE SMALL REQUEST!  LANDLORDS!!!!!! - this means “you” need to get this information from your tenants.  And I will make you all a promise:  If we do NOT get this information and the next big project comes around, (could be snow season) could be sooner w regard to the humps, The Board will not even TRY to find whose car is mis-parked, or who didn't read this or that - YOU WILL BE TOWED - no searching, no calling, no texting, no emailing, no walking around asking, No Warning: Just Towed (at owners expense, of course).  If I were a tenant, and my car were towed, I would take it off my rent for the following month.  We are going to implement a fine for any unanswered Unit.  Please make this a priority.  We hope to have these by the end of the weekend; after that - well . . . $$$.

 

If anyone has any cans left on the Red Side, please pick up - they would have been delivered to you, except that ask to “number your cans”, was not followed either (by some).  All in, we are excited as can be and so thrilled that this community - really came together, to help each other out and pitch in to get this done!  Hats off to Peach Hill and our New Look!!!   PLEASE be conscious and drive slowly and carefully on the new roadway; no sharp turns.  And final reminder, please start reading your “Peachhill.Org” and complete your information in the “Resident Directory”!  Phone numbers are extremely helpful in this directory!  If you need help, just ask!

7/7/26 Update for tomorrow, Wed. 7/8/26:  No driving on Blue Side until noon tomorrow.  NO PARKING IN ANY LOT - Rothberg will be PAINTING PARKING LINES in lots (TOP & BOTTOM).  We are NOT allowing street parking down in the lower section in front of homes Units 30-33 and Units 46-49, as new spots must be painted there as well.  There is also NO PARKING past these units and over the bridge, on either side, that leads up and out.(after the bridge is fine).  If you need a spot to park tomorrow, please reach out to Lori - as some neighbors have come forward.  If you are a neighbor that can come forward, please let me know. We ARE allowing parking down around the circle, and ALL areas that say “No Parking” for this one day, on the OUTER CURBING ONLY.  DO NOT park next to rock circle bed.  PLEASE:  If you are a homeowner/tenant down here, park in your own driveways and garages and manuever as best you are able - you are NOT to be parking in the lot - or on the street - BEGINNING TONIGHT.  (We will find out when those lines will cure and advise tomorrow). NO PARKING IN FRONT OF ANY MAILBOXES - these areas will also be painted yellow. We are almost there and got very lucky today to have them pave and complete.  RECYCLE AND GARBAGE - will be entering and exiting on RED SIDE ONLY - if you did not get your garbage to Red Side last night; I think it would be safe to say you can roll your can/s tonight over there.  Please mark your cans with your Unit # - lid and can.  REGARDING DRIVEWAY SEALING TOUCH UPS: Rothberg will be addressing those driveways tomorrow as well, which means you cannot drive on that for a good 24hrs.  You have 2 options:  After “noon”, bring your car back to your driveway and just do NOT pull up all the way - or - leave car parked on Red Side until Thursday. Rothberg is only repairing areas under the eave of the garage.  We thank you all for your patience, cooperation and offerings of driveways - it has been most helpful and all pitched in!

 

7/6/26 Update for tomorrow, Tues. 7/7/26:  As of now, Rothberg is planning on paving final top coat tomorrow, weather permitting.  IF paved tomorrow, no driving until Wednesday at noon on Blue Side.  If rain tomorrow, we will pave on Wed.  All cars on blue side off road at 7am tomorrow.  Please LEAVE the large lot and roads OPEN for residents on Blue Side!!!  You will have to maneuver cars in your garage and driveway!!!  Please!  AS FAR AS GARBAGE FOR Wednesday, please get your garbage cans out tomorrow morning and place at end of “ANY” Red side driveway - closest to you!  Please number your garbage cans.  NO PLASTIC BAGS!  ALL MUST BE IN CANS.  Red Side, thank you for allowing this, we all need to pitch in.  AS far as Recycle (please, if you do NOT HAVE to recycle - wait until next go).  Those that had their driveways sealed, Rothberg is going to touch up those areas and will advise when we have to have the cars out of the driveway, as you cannot drive on for 1.5 days.  TOMORROW ONLY ENTRANCE WILL BE USED FOR ENTERING/EXITING.  The exit side will be paved and closed.

 

 

7/1/26 - Update for Tomorrow, Thursdsay 7/2 thru 7/6.  All homeowners may drive freely (with caution on newly poured base, which is NOT the top coat) from now throughout the weekend.  Blue Zone will resume same parking for Monday 7/6 on Red Side at 7am.  IF the temps are not too hot, they will be back to complete final repairs and then “hopefully” top coat Tuesday.  Please be mindful of when you are parking, so as not to block anyone's driveway.  Garbage pick up remains active for Saturday.  HAPPY 250TH BIRTHDAY AMERICA!  Happy 4th to you all!

6/29/26 - 5:14pm Update:  Same parking rules as yesterday for tomorrow 6/30/26.  There will be more milling/base paving and hopeful for Wednesday top coat.

 

6/28/26 - 8:652pm Update for Tomorrow, Monday 6/29/26:  NO PARKING on Blue Side from 7am-5pm.  All Blue Residents that want to drive tomorrow, please park on Red Side/on streets - OR -in a swapped driveway - as many are reversing with neighbors whom already gave their driveway for Red.  All Red Zone, please leave guest parking open for Blue Zone.  Do your best to park all your vehicles in your driveway.  A bit tougher for Red Zone, due to 1 car garage/drive.  

  

6/26/26 - 6:30pm Update: Not much to update.  Free reign this weekend.  Thank you all for your good works!  Peach Hill is looking REALLY SUPER!  Good feeling!  Please do drive gently on the new roadway this weekend -  (old roads, have at it) - Just Kidding!!!!!  Enjoy your peaceful weekend!

 

6/25/26 9:40pm Update:  Tomorrow, 6/26/26, NO DRIVING ON THE RED ZONE UNTIL NOON.

We are hopeful Horizon will come in to mow tomorrow.  Rothberg gave the nod for mowers - of course, driving with caution.  Horizon will park on the grassy knoll at entrance.

We will utilize the one way enter/exit again tomorrow til noon.

  • Friday: Blue side open for driving - Red side at noon
  • Monday:  NO PARKING on road on Blue Side from 7am-5pm: milling and repairs taking place.  May be able to pass big rigs, but leave yourselves plenty of time.
  • Tuesday:  NO PARKING or Driving in Blue Zone
  • Wednesday: NO PARKING or Driving in Blue Zone

This information could change and we will alert you tomorrow/certainly on Monday as well.

Noon on tomorrow, full driving throughout Peach Hill all weekend.  Please do be conscious and avoid sharp turns.

Homeowners in the culdesac should NOT use the guest and road parking on Monday/Tues/Wed. to allow for residents in the Blue Zone to park.  Same follows true for the lot at top of Peach Hill.  This could be entire week.  

NO PARKING:  at fire hydrants, corners, blocking driveways, and corners near work areas.

IMPORTANT LANDLORD NOTICE !!!!!  Any Landlord that does NOT notify their tenant (STARTING TONIGHT) - AND - all future updates - will be fined $50 per occurance.  NO EXCEPTIONS !!!!

If someone is not receiving the email from the “Board of Directors” - Please check your spam folder.

For added precaution:  If you have a tenant next to you - please let them know what is up, if able and if you see them.

It is IMPERATIVE we have full neighborhood cooperation and we thank you.

 

 

6/24/26 6:30pm Update:  Tomorrow, 6/25/26, The Red Zone (Phase 1) will be paved.  All residents MUST park on Blue Side by 7am.  As far as parking tonight - limited - as Rothberg has many vehicles on site (parked in the Blue Zone) - which they are moving at 7am tomorrow.  SO if you cannot park tonight, tomorrow by 7am! We have asked in a blast if anyone has “any” available parking in their driveways.  Please respond to that ASAP tonight, if able. 

 

6/23/26 8pm Update:  Tomorrow 6/24/26, NO STREET PARKING - All roadways are driveable.  Many workers will be around many corners/areas: as always, proceed with caution.  We will update you tomorrow with next details.

 

6/23/26 - 10am - We are TRYING desparately to have homeowners READ their emails AND THIS SITE.  We have created a new email for “us” only.  It is coming from (Peach Hill Board of Directors) - [email protected]. Please read this too.  TODAY WE HAD at least a dozen cars on the road @ 7am.  This is really unnacceptable folks, and completely unfair to us, who have jobs and now have to search who the cars belong to.  The contractors frowning that we did not do our job . . . and it puts us in an unnecessary situation.  Please help us keep this job running smoothly.  Read nightly!  Usually posted after a full days work and we receive the report. Thank you.

 

6/22/26 UPDATE:

ALL CARS MUST BE REMOVED FROM ALL ROADWAYS ON PEACH HILL TOMORROW 7AM/ BOTH RED AND BLUE SIDES.  YOU MAY TRAVEL, WITH CAUTION, ON ALL ROADWAYS TOMORROW 6/23.  ENTERING AND EXITING TOMORROW WILL BE UP AND DOWN THE ENTRANCE ONLY.  ROTHBERG WILL BE WORKING ON THE “EXIT SIDE” AS WELL AS SEVERAL CURB AREAS THROUGHOUT.  WE HAVE CONTACTED GARBAGE AND RECYCLE FOR WEDNESDAY, TO GET IN AND OUT BY 6:30.  THEY GOOFED LAST TIME, WE CAN ONLY HOPE.  ROTHBERG ‘COULD’ TURN THEM AWAY.  OUT OF OUR CONTROL.

WE WILL UPDATE YOU TOMORROW FOR THE SCHEDULE TO FOLLOW FOR WEDNESDAY.

6/17/26 - PRODUCTIVE DAY - same procedure for tomorrow.  Rothberg has some areas that need repairs.  They will complete the milling process tomorrow and; weather permitting - begin paving.  Their hope is to have the paving completed (ON THE RED SECTION) by Friday evening at 5.  No driving on New Pavement until Saturday at noon.

 

6/15/26 - PAVING PROJECT UPDATE:  Please read your Emails on latest update, beginning with milling this Wednesday June 17th.

 

WE APOLOGIZE FOR THE SHORT NOTICE; THIS CAME UP UNEXPECTEDLY AND REQUIRES US TO MOVE QUICKLY. THE PAVING COMPANY HAS JUST FINISHED ANOTHER PROJECT AND IS NOW READY TO BEGIN WORK IN OUR COMMUNITY.

Our road repairs began today and milling will begin on June 17th.  The attached "DIAGRAM 1" (MAP) shows our site in Red and Blue.  Rothberg will begin milling the RED on June 17, and the BLUE area can be driven on.  Absolutely NO cars on the road in the RED area on June 17, maybe 18 too.  There are many variables and we need everyone's cooperation.  These exact words from Rothberg:
 
Here is our proposed breakdown of the milling and paving work.  It’s one day to mill and one day to pave for each section, however, the base repair is the variable.  To be safe, you may figure an extra day for each phase for base repair.
 
Homeowners can park overnight in the BLUE area.  Ask a neighbor up there if you can use their driveway. Then we will do the "reverse" when the blue area is being paved - for parking.
 
Our EXIT out of Peach Hill will become a 2-WAY STREET, during this time.  PLEASE drive carefully when entering/exiting in this now "one way roadway converted to 2".  Also attached is the "Resident Notification".  Notifications will also be posted on garages.  Please make every effort to avoid shipping items to your home, if able.  Perhaps cancel any cleaning people.  We will be reaching out to the school to see if they can pick up the children up on Airmont, with parental supervision.
 
ALL CARS MUST BE REMOVED FROM THE LOWER and UPPER LOT BY TOMORROW (Tuesday June 16th) NIGHT, NO LATER THAN 6am WED. MORNING - NO EXCEPTIONS OR THEY WILL BE TOWED!!

PEACH HILL COMMUNITY PET RULES:NEW, UPDATED PET RULES COMING SOON!!!! 5/18/26.
Only two domestic pets are allowed in each unit. Only dogs, cats, fish, and caged birds may be kept as pets in units, and only then if they cause no unreasonable annoyance to occupants of other units. Pets are not permitted to be tied to decks, trees, or other parts of the common elements. Pets must be attended to at all times. Cats and dogs must be licensed by the Borough of Ramsey. Dogs must be leashed at all times when in the community. Dog waste must be removed/bagged and properly disposed of immediately in accordance with Borough of Ramsey Code, Chapter 5-7 (Ord. No. 19-2006, adopted 6-28-2006). Dogs should not relieve themselves in the front of any unit and are able to relieve 6' in from curb on sides. Handlers should never allow their dogs behind another homeowner’s unit; especially for the purpose of the dog relieving itself, HOWEVER!! We are asking that owners bring their own pets behind their “own” units, in hopes we may get less release around the neighborhood, hence less spotty areas. Please make a conscious effort in help keeping this neighborhood a bit more pristine.   Handlers should be conscientious to avoid creating areas with excessive dead or burned grass, as well as any newly planted seed/sod from dogs relieving themselves. Unit owners are encouraged to report any concerns regarding violations of the above rules to the Board, to ensure that corrective actions are taken. Violators of the above rules may be assessed a fine by the Board.  NO DOG, AT ANYTIME, SHALL BE ALLOWED TO RELIEVE THEMSELVES IN THE LONG ENTRY ISLAND OF THE COMMUNITY.  To the left and right of this area is permitted, 6' from curb.
